As a general rule, we ask that you nominate a parent, sibling, or other relative as your emergency contact person. For foreign nationals, please nominate an acquaintance in Japan.
Cleaning is done by professional staff once a week. The communal areas are there for everyone to use, so please clean and tidy up after yourself.
You may have guests in your room during the day but over-night stays by visitors are strictly prohibited. However, the conditions vary depending on the property, so please contact us for details.
No, all properties are non-smoking.
No, there is no curfew.
No, there are no additional charges for the use of common facilities. The usage fee is included in the monthly service charge.
Detergent, toilet paper, kitchen utensils, etc. are available. Please ask the staff for details.
It depends on the property, but in most cases, the following facilities are available: bed, desk, curtains, refrigerator, TV, washing machine, dryer, microwave oven, rice cooker, pots and pans, cooking utensils. Please refer to each property’s page for more details.
Yes. There’s either a bed or a Futon set (Japanese-style bedding) with clean linens (e.g., bed cover, sheets, etc.), basic furniture (e.g., bookshelf, desk, chair, trash can, mirror, etc., may differ from room to room) and dishes. You can move in with just a suitcase and start your life in Tokyo immediately.
Yes, all rooms are equipped with an air conditioner. You can stay comfortably all year round.
It depends on the property, but the initial cost is no more than 50,000 yen. Please contact us for details.

As a general rule, there is no charge when moving out, but you will be required to pay a restoration fee for any damage caused, whether intentionally or negligently, or any other damage caused by use that goes beyond the scope of normal use.

Utility expenses such as electricity, water & gas are included (Up to 10,000 yen/person). We also provide Internet connection at no additional cost. You don’t have to go through the trouble of applying for these services.
Yes. Availability can be checked on this website or by simply contacting us by phone. After confirming vacancies, reservation can be made by paying a partial amount of the first month’s stay fee online. The remaining amount of this fee is not required until you come to sign the lease agreement. Please contact us for further information on payment. (Please be reminded that any room or bed cannot be reserved without a prior payment)
Yes, you can secure a place to stay with PRE-RESERVATION. With PRE-RESERVATION, you will be able to secure a room months before moving in.
Of course, we encourage you to take a look first. Please contact us to arrange a viewing. It is not necessary to visit our office; simply contact us. We can arrange for a member of our staff to meet at the nearest station. If the room is not available, please visit our website or come to our office to check out the photos and video.

Basic property insurance is included in your monthly fee. However, this does not cover your personal belongings. We recommend obtaining personal property insurance if you have valuable items.
LUUP is a new mobility option that allows you to easily travel anywhere in the city with just your smartphone. In some of our properties, there are buildings equipped with “ports” where you can use electric micro-mobility vehicles to travel from port to port at any time. You can search for buildings with LUUP ports using “preferred conditions” in our search filters.
